Wood Mountain, LLC is selling the last lot in the Harvest Project located in the Hollywood district of Woodinville, WA. Lot 4, as shown on the attached maps, is 39,280 sq ft with 23,878 net buildable area after taking out setbacks and existing easements.

Lot 4 is zoned Tourist Business with a Tourist Overlay Zone and has all entitlements in place. Buyer only needs to design a plan and obtain the building.

The current Development Agreement allows all permitted uses to be built on the site except for ground floor residential and any residential units must be “for-sale” (no apartments). Commercial, office, retail, and mixed-use are all allowed. Buyers are entitled up to 65 residential units.

All utilities have been installed to the property line and all offsite mitigations are the responsibility of the Seller. Buyer is required to pay the lot’s allocated share of road frontage costs. All soils, surveys, topography, and frontage road designs are complete and have been accepted by the city and the subdivision, as part of project approvals.

LOT 4 VALUATION

The lot 4 current asking price/value is based on the residential and commercial values combined. The residential is based on $275,000 per unit for 45 units (65 units entitled) or $12.375 million.

The ground floor retail/commercial/office opportunity is estimated to support up to 10,000 sq ft of leasable space. Common valuations in the Woodinville commercial market indicate additional commercial land value at a minimum of $250,000 per 1000 sq ft of commercial or $2.5 million.

THE ASKING PRICE FOR LOT 4 IS $14.875 MILLION

On a comparable note: The other residential townhome properties at Harvest that were sold more than two years ago, closed at over $400,000 per unit with entitlements to the same level as lot 4.
Residential units within the Harvest masterplan are currently selling, with non-refundable presale deposits, at in excess of $1100 per sq ft.
